Bigger plans for Knowle are yet to be revealed

WITH 58 homes this section of south Bristol has the smallest allocation of new housing – no doubt because there's a much bigger development scheme on the way.

Seven sites have been put forward for development, including a swimming pool and former allotment land.

The proposals are included in the Site Allocations and Development Management Options Document, which identifies land the city council thinks is suitable for development as housing, shops or employment use in the future.

Consultation took place in summer 2010, and after a lengthy delay the results are due to be released in March.

The document does not include the long- awaited Knowle West Regeneration Framework, however.

Sites included in this project – which could see up to £1 billion of investment in Knowle – are being dealt with separately because it's such a major scheme.

Of the actual sites included in the current proposals for Filwood, Knowle and Windmill Hill, the Red Lion Works in Greenleaze Road is the largest.

The site is a collection of small workshops and industrial use spaces, located off the main Wells Road. At half-a-hectare it could provide 22 homes according to council officers.

The site in Wells Road and Oxford Street is currently occupied by a complex of retail shops and a Tesco Express.

The council says the site is currently underused and part of it has been promoted for development by the landowner.

Two options have been put forward; either housing and shops or offices and shops.

At half-a-hectare it would produce 19 homes if turned over purely for housing.

The Bellevue Terrace site has been cleared and was previously used as allotments.

The site is comparatively flat and sits above railway land in Totterdown. Officers say the land is currently vacant but is not considered suitable for food growing.

At a fifth of an acre it is earmarked for ten homes.

A planning application to build nine three-storey townhouses on the site has already been lodged and is being opposed by neighbours.

Jubilee Pool, pictured, is currently used as a public swimming pool but is due to be replaced by a new complex at Hengrove Park. The site is surrounded by housing and is bounded to the north by the covered reservoir and a listed water tower.

At a tenth of a hectare the council says it would be suitable for seven homes.

Of the seven sites put forward for Avonmouth and Kingsweston, three are also included in the controversial green spaces strategy.

That means residents will have the option to save them from potential development so they are far less likely to be built on than the other four.

They are Bath Road open space, Salcombe Road recreation ground in Knowle and Higham Street open space.

Council spokeswoman Helen Hewitt said: "Following five months of consultation on the Options for Site Allocations and Development Management policies and careful consideration of nearly 6,000 submissions, the city council is now preparing for the next step towards a new development plan for Bristol.

"The public will be invited to comment on this document and those comments will help to inform and influence the final content of the plan."

    “Nothing wrong with the residents of Knowle West mate, got few idiots the same as any other area of Bristol alot good people up there who have been conned and let down by Labour and Fib-libs, lack of decent investment has been the problem. A international size swimming pool will be a great boost for Filwood and Knowle West.
    Certainly not wanted is Private Investment because it lands up costing the Tax payer more on renting there facilities, so what ever the situation whats needed is investment by the Government and BCC and not rip off private landlords or Companies.
    Certainly dont want tacky houses being crammed in to cover the what little green space and allotments which are like gold nuggets to be protected and kept always for people to grow there own as we all need to find our own sources of food.”

    “Hengrove isn't knowle. How does a swimming pool in Hengrove replace one in Knowle, which local residents use.”
